BLK 02 — Company

A New York company that prefers the long way.

Landmark Quest Inc. is a privately held real estate holding and investment company, incorporated in New York in 2014. We own residential buildings in New York City and keep a conservative reserve beside them.

We are a holding company in the plainest sense. We buy things we intend to keep, and then we spend our time keeping them well.

That means buildings first: solid, ordinary, well-located residential buildings in New York City that can be lived in comfortably for another hundred years if someone pays attention. It also means a reserve, held in conservative, liquid instruments, whose only job is to make sure that paying attention is never optional.

We are a small, private company with a long horizon and a short list of rules.

BLK 02.1 — What we believe

Four rules, kept quietly.

01

Own what we can look after.

We would rather hold a few buildings well than many badly. Every property has to be one we can walk, understand and keep in repair.

02

Repair early, repair once.

Small problems are cheap and large ones are not. We fix things in the order a building asks, and we use materials meant to stay.

03

Keep cash before we need it.

A reserve turns surprises into line items. It is the reason a bad quarter never becomes a forced sale.

04

Be straightforward.

With residents, neighbors, vendors and the City: say what we will do, do it, and keep the record.

BLK 02.2 — How decisions get made

Slowly, on paper, with the next ten years in mind.

Every purchase, repair program and reserve decision is written down with its reasoning. That is partly discipline and partly courtesy: whoever inherits the decision should be able to check our thinking and, if they disagree, say why.

We keep our records plain and our promises small. If we say a boiler will be serviced in September, it is serviced in September, and the date is in the file.
